			<content:encoded><![CDATA[<p>This unique home is Architect-design/built and occupied, and is perched on a ridge near<br />
the center of Saipan with views of both the Philippine Sea on the east, and to the west<br />
Garapan can be seen thru a lush jungle, followed by the myriad blues of the lagoon,<br />
and finally the Pacific Ocean. This makes for outstanding sunrises and sunsets and<br />
breathtaking panoramic views.</p>
<p>This one-acre parcel (4,046 sq.m.) sits at 1100 feet elevation, and is just off the main road<br />
to the top of Tapochao, Saipan’s highest mountain.</p>
<p>The main house has 2,100 square feet of inside living space consisting of one bedroom,<br />
one and a half baths, a den and entry, and a great room containing the living /dining/<br />
kitchen area. Just across the outdoor patio space lies a separate living unit with two<br />
bedrooms, a living room, small kitchen and a bar, and a natural stone-tiled bath. Adjacent<br />
to the main carport is a 600 square-foot two-car garage, with automatic garage door<br />
openers and entrances to the kitchen and to the outside back stairway. The two living<br />
areas are connected on the East side by a curved, stone-faced and glass block entry/<br />
storage area with custom etched French doors opening onto the sweeping balconies and<br />
deck spaces. Near this entry is a pool room, with the pump systems and more storage for<br />
maintenance items and outdoor toys. This pool has its own solar panel directly connected<br />
to a special direct current pump system; there is no need for outside power here but there<br />
is a backup pump to be used when vacuuming the pool.</p>
<p>The river pebble deck and pool connect the two units and feature a variety of plantings,<br />
several seating and eating areas including a long, built-in bench for sitting and watching<br />
the pool and/or the sunset. Two freeform triangular teal sails serve to shade the center<br />
area, over the 15,000 gallon custom-built 45-foot long pool finished in ombre dark blue<br />
ceramic tiles, three in-pool lights, and two mosaic green sea turtles swimming toward<br />
the deep end. The West side of the pool needs no railing, so this ensures a clear view of<br />
glorious sunsets reflected in the pool. A large deck with room for dining and entertaining<br />
is off the living room of the second unit. A small bar is built into the area above the pool<br />
and deck; matching custom etched French doors open from the main house entrance area<br />
to the deck. The stainless railing system utilizes cables that do not to block the expansive<br />
view. And off the master bedroom is a wider deck area for more private lounging and<br />
enjoyment of the view. The deck cantilevers out by the dining room in order to hold<br />
a long natural ironwood table and bench, a great place to watch the evening or night<br />
at Garapan. West-facing windows are eight feet high, in groups of four (with sliding<br />
glass doors), giving the appearance of a window wall. All windows are constructed of<br />
commercial grade aluminum frames with 3/8 inch laminated glass to eliminate the need<br />
for typhoon shutters. Shades keep afternoon sun out, and roll up to practically disappear<br />
the rest of the time. Stairways from the pool area, and from the master bedroom, lead<br />
down to the lower plantation on the West side. Coffee, pineapples, betelnut, and other<br />
crops as well as ornamental plants grow along these slopes.</p>
<p>OTHER FEATURES OF THE HOUSES:</p>

<p>Built-in hidden rainwater catchment system collects rain from all roofs; the<br />
built-in under-house storage tanks hold 18,000 gallons. Filters and ultra-violet<br />
purification in the whole-house system make for tasty potable water.<br />
Washer and dryer in garage, plus outdoor clothesline.<br />
The entire house and roof are built of insulating, foam-block, rebar and concrete<br />
in-fill, thus making it quiet, needing minimal air conditioning.<br />
Each unit has central air conditioning (manual and automatic) and the walk-in<br />
closet adjacent to the master bedroom is air conditioned.<br />
Island power is supplied, plus the garage contains a 15 KW backup generator.<br />
On the roof are thirteen solar (photovoltaic) panels, supplying a total of 2730 KW<br />
into a net metering system – no batteries required. Inverter and disconnects are<br />
mounted in the garage.<br />
Each unit has its own solar water heater.<br />
All exterior single and French doors are custom etched glass.<br />
Much of the house has natural local limestone rock accent walls.<br />
In the kitchen, two skylights add to daytime brightness, while over 40 lights in<br />
various applications provide task and mood lighting.<br />
A Louis Poulsen “Enigma” chandelier graces the dining room table.<br />
An antique Dutch/ Balinese adjustable chandelier enhances the entrance.<br />
Marble floors throughout the entire main house, and most of the back house.<br />
Kitchen has granite countertops and backsplashes and the color coordinates well<br />
with the cabinets.<br />
Kitchen cabinetry: Siematic, custom made in Germany. Includes two pullout<br />
pantry units.<br />
Stainless Sub-Zero refrigerator/freezer unit, and refrigerator drawers are finished<br />
in same Siematic cabinetry.<br />
Two stainless sinks are in the kitchen, defining two separate workspaces.<br />
Two stainless Fisher &#038; Paykel dishwasher drawers.<br />
Stainless Dacor oven and microwave oven units.<br />
Stainless Dacor six-burner propane cooktop, with stainless Broan Best vent.<br />
Curved granite bar and four barstools between kitchen and living room.<br />
Master bath has Italian glass tiles, large shower with Grohe “Surfboard” celadon-<br />
colored glass shower system; adjacent Americh large Jacuzzi/ hot Japanese<br />
soaking tub overlooks the jungle to the East thru a 6-square foot picture window.<br />
Bath also has his and hers sinks and mirrors, and one makeup mirror seating area<br />
Additional storage closet in one end of master bath.<br />
Half-bath in main unit has marble wall tiles with matching cap; decorated in<br />
Micronesian artifacts.<br />
Back unit has two carpeted bedrooms.<br />
Back full bath contains 4” jadeite floor tiles and tumbled limestone wall tiles with<br />
matching wainscot rail cap; shower is same Grohe “surfboard” multi-showerheat<br />
system, and tub is Americh one-person individual Jacuzzi with pillow.</p>
